Real estate flyer for your listing, ready for the open house
Every new listing needs a flyer for the open house, the office window and the neighbours' letterboxes. Send your todo.is agent the listing photos and details and it writes a short headline and feature list, lays out the best photos, adds your branding and a QR code to the full listing, and gives you a print-ready PDF.
The prompt
- Make a real estate flyer for [PROPERTY ADDRESS]. Details: [PROPERTY DETAILS]. Price: [PRICE OR STATUS]. Best features: [KEY FEATURES]. Use my attached listing photos: pick the strongest exterior as the hero and 3 or 4 interior shots, and only adjust brightness and straighten verticals (do not change the property itself). Write a short headline and a 40-word description, with no claims I didn't give you. Agent block: [AGENT DETAILS]. Add a QR code linking to [LISTING LINK]. Style: [STYLE]. Size: US letter or A4, single-sided, as a print-ready PDF with bleed, plus a 1080 x 1350 PNG for social posts.

How to do it with todo.is
- Copy the prompt and fill in the address, details, price, features, agent details, listing link and style.
- Attach the listing photos, your headshot and logo, and paste the prompt into todo.is.
- Check every number and the fair housing wording, then download the print PDF and social image.
- For your next listing, send new photos and details and say "same flyer design".
Tips for a better result
- Lead with the one feature buyers in that area care about most: the school, the garden, the commute, the view.
- Describe the property, not the people who should live there. Phrases like "perfect for young families" can raise fair housing concerns in the US.
- Keep photo edits honest. If you use virtual staging, label those images clearly as virtually staged.
- Make a back side for open houses: floor plan, room sizes and nearby amenities. Ask your agent to find nearby schools and parks with links.
real estate flyer: FAQ
- What should a real estate flyer include? Address, price or status, beds, baths and size, a hero photo and a few interiors, three to five key features, open house times, agent contact details, the brokerage logo and a link or QR code to the listing.
- Do I need to include my licence number? It depends on your state or country and your brokerage rules. Check your local advertising rules and add it to the agent block if required.
- Can the agent edit my listing photos? Yes, for brightness, colour, straightening and cropping. It can also virtually stage empty rooms, but those images should be clearly labelled.
- Can I make an open house flyer and a just sold card too? Yes. Ask for the same design as an open house flyer, a postcard for letterbox drops, or a just sold version after closing.
